Preston's housing is wonderfully varied, and that shapes every design. Victorian and Edwardian terraces close to the city centre often have long, narrow gardens where a compact office or studio at the far end works beautifully. Interwar and post-war semis in Fulwood, Ribbleton and Ashton tend to have wider plots, and newer developments to the north of the city, around Cottam and Broughton, usually have smaller, more overlooked gardens where privacy and proportion matter most.
We look at orientation, neighbouring windows, trees and access before anything is drawn, so the finished room sits comfortably in your garden rather than dominating it.
Many garden rooms can be built without planning permission under permitted development, provided they stay within the height, size and position limits and are used for purposes incidental to the house. In Preston, applications and enquiries are handled by Preston City Council; if you're in Penwortham, Walton-le-Dale or Bamber Bridge, that's South Ribble Borough Council.
Preston has several conservation areas, including around Winckley Square and Avenham, where the rules on outbuildings are stricter, and listed buildings always need consent. We check your address during consultation and tell you plainly whether permission is likely to be needed.

Often, yes, but the rules are tighter. In a conservation area, outbuildings to the side of the house need permission, so position and design need extra care. We'll advise before any design work is finalised.
