What makes a garden office work.

Year-round comfort

High-performance insulation and triple glazing keep the room usable through a North West winter, with efficient heating and cooling sized to the space, so it's as comfortable in January as it is in July.

Power & connectivity

A dedicated electrical supply, plenty of sockets where your desk will actually be, and a reliable internet connection — whether that's a cabled link from the house or a mesh network. We plan it before the walls go up.

Light without glare

Glazing is placed to bring in daylight and a view while keeping direct sun off your screen. Orientation matters, so we look at where the sun falls across your garden at different times of day.

Sound & privacy

If you're on calls all day, the room needs to keep garden noise out and your conversations in. Door and glazing choices, and the position of the building, make a real difference.

Planning & Regulations

Does a garden office need planning permission?

Most garden offices can be built under permitted development, provided they meet the size, height and position limits (for example, a maximum height of 2.5 metres if the building is within 2 metres of a boundary) and are used for purposes incidental to the house. Using the room for your own work from home is normally treated as incidental.

It can be different if clients or staff visit regularly, if the property is listed, or if you live in a conservation area or National Landscape. Building regulations may also apply depending on the floor area. We check all of this for your specific garden during consultation.

Questions

Garden office questions.

Yes. Every garden office we design is insulated and triple-glazed, with heating (and cooling where needed) sized to the room, so it's comfortable in every season.

Often not reliably on its own, which is why we plan connectivity during design. Depending on distance, that could be a cabled connection from the house or a dedicated access point, so video calls stay stable.

Occasional visits are usually fine, but regular client visits can amount to a change of use that needs planning permission. If you plan to see clients, we'll talk it through and check with your council. See our garden rooms for business page.

It depends on how many people will use it and what else it needs to hold. A single-desk office can be compact, but a little extra space for storage, a comfortable chair or a second desk often makes the room far more useful. Floor area also affects whether building regulations apply, so we balance both.

A well-built, properly insulated garden office can be a genuine selling point, especially with so many people working from home. Keep your paperwork, such as electrical certificates, for when you sell. We cover this in our property value guide.
