Garden Rooms in Blackpool

Bespoke garden rooms for Blackpool and the Fylde.

From Bispham and South Shore to Lytham St Annes, Poulton-le-Fylde and Thornton-Cleveleys, we design garden rooms that are a pleasure to use and built to cope with life by the sea.

Fylde coast homeowners ask us for garden offices, hobby rooms, gyms and cosy garden lounges — spaces that let you enjoy the garden for more of the year.

Every room is designed around your garden and insulated and glazed for year-round comfort, with materials chosen for a coastal setting.

Garden Room Ideas

What would you use it for?

Every room we design in Blackpool starts with how you want to live. These are the spaces people ask us about most.

Local Knowledge

Designed for coastal homes and gardens.

Living near the coast brings stronger winds, driving rain and salt in the air. That affects the details: fixings, ironmongery and exterior finishes need to suit a coastal setting, and the building should be positioned and detailed to shrug off the weather.

Homes across Blackpool and the Fylde range from Victorian and Edwardian terraces to generous interwar semis and bungalows with wide, flat gardens. Flat, open plots can be exposed, so we think about shelter, orientation and where the doors open as carefully as we think about the view.

Planning & Regulations

Do you need planning permission for a garden room in Blackpool?

Many garden rooms can be built without planning permission under permitted development, provided they stay within the height, size and position limits and are used for purposes incidental to the house. Blackpool Council handles planning for the town itself; Lytham St Annes falls under Fylde Council, and Poulton-le-Fylde, Thornton-Cleveleys and Fleetwood fall under Wyre Council.

Lytham and St Annes have conservation areas where outbuildings need more care, and some coastal areas have flood risk considerations. We'll check your address and advise before the design is finalised.

Questions

Garden rooms in Blackpool: your questions.

Yes, if it's designed for it. We choose exterior finishes, fixings and ironmongery suited to a coastal setting and detail the building to deal with wind-driven rain.

Yes. We cover the whole Fylde coast, including Lytham, St Annes, Ansdell, Poulton-le-Fylde, Thornton-Cleveleys, Cleveleys and Fleetwood.

It depends where you live: Blackpool Council for Blackpool, Fylde Council for Lytham St Annes, and Wyre Council for Poulton-le-Fylde, Thornton-Cleveleys and Fleetwood.

Using a garden room for sleeping or letting isn't covered by permitted development, so it would need planning permission and building regulations approval. We can talk through what that would involve.
