In a city where extra space is hard to come by, a well-designed garden room can be the most valuable room in the house. We design them across Manchester and Greater Manchester.
From Didsbury, Chorlton and Withington to Sale, Altrincham, Prestwich and Stockport, Manchester homeowners ask us for garden offices, creative and music studios, home gyms and cinema rooms — usually because moving isn't practical and the house is full.
City gardens are often smaller and more overlooked, so every design is about getting the most from the space while keeping the garden a garden.

Manchester's Victorian and Edwardian terraces often have compact rear gardens with tight side access, which means materials need to be planned around what can be carried through, and the building proportioned so it doesn't overwhelm the plot. Larger Victorian semis and villas in the southern suburbs can have long gardens, where a garden room at the far end becomes a genuine retreat.
With neighbours close by on every side, we pay particular attention to overlooking, height near boundaries, and sound, which matters a great deal for studios, gyms and cinema rooms.
Many garden rooms can be built without planning permission under permitted development, provided they stay within the height, size and position limits and are used for purposes incidental to the house. In the city itself, planning is handled by Manchester City Council; neighbouring areas such as Trafford, Stockport, Salford and Bury have their own councils.
Parts of south Manchester, including areas of Didsbury and Chorlton, are conservation areas with stricter rules, and flats and maisonettes don't have the same permitted development rights as houses. We'll check the position for your address before design is finalised.

Often, yes. Many Manchester terraces have no side access, so materials are planned to be carried through the house or over a rear boundary where that's possible. We assess access at the first visit.
Not always. Houses usually have permitted development rights for garden rooms that meet the limits, but conservation areas, listed buildings and flats are different. Manchester City Council handles the city; nearby boroughs have their own councils.
