Planning & Regulations

Can a garden room be used as a bedroom?

Playrooms, games rooms, reading rooms and dens are usually treated as incidental to the house, so they can often be built under permitted development if they meet the size, height and siting limits.

Sleeping accommodation is different. Permitted development doesn't cover a garden room used as a bedroom or annexe, so it will normally need planning permission and must meet building regulations for things like fire safety and escape. If you'd like guests to stay overnight, tell us at the start and we'll help you go down the right route.

Only with the right approvals. A garden room used for sleeping isn't covered by permitted development, so it will normally need planning permission and building regulations approval. We'll explain the options for your garden.

Yes, where drainage allows. Plumbing needs planning early in the design, so let us know at the first conversation.
